If you have a floor that has a polyurethane finish, you should have your floors screened before applying a new finish. Screening removes the floor’s old finish without cutting into the wood itself - but keep in mind that you can’t screen a floor that has been waxed.
So what do you do if you have a wax finish? Sand the floors down to the bare wood. You can rent a drum sander to perform this task, but it’s a good idea to call in a professional. You can really damage your existing floors if you don’t know what you’re doing.
There are a variety of floor finishes, each having their own pros and cons. Polyurethane is the most popular and it comes in two forms: oil-based and water-based. Penetrating oils and waxes are two other types that you may want to consider.
